Acquisitions & Development

Part of WHN’s mission is the preservation and creation of affordable housing units.  WHN achieves this aspect of the mission through the acquisition and rehabilitation of existing units and the development of new units.

Wyoming Housing Network acquires and develops properties financed through a broad range of conventional and public funding programs, including tax-exempt bonds, low-income housing tax credits, HOME, CDBG, USDA Rural Development and project-based section 8.

Partnerships are vital to WHN’s success. WHN welcomes inquiries by neighborhood and for-profit organizations, local public housing authorities, municipal officials, housing finance agencies, economic development corporations, and property owners searching for a competent and caring non-profit partner.

Development

All aspects of housing development, from conception through construction completion, ownership and operations are within WHN’s scope of services. We specialize in developing multifamily residential communities. WHN’s development services require progressive involvement as outlined below:

  • Community Participation
  • Market Feasibility
  • Financial Feasibility – Development Pro Forma’s
  • Site Feasibility
  • Funding Commitments
  • Permitting and Approvals
  • Project Management
  • Property Management Selection

Acquisitions

WHN not only develops residential properties from “scratch”, we also grow by preserving existing multifamily units. WHN works with current owners of Rural Development and HUD funded projects.  As a non-profit, WHN can purchase the property through a transfer and help you avoid the time delay of having to list the property and meet cumbersome demands of selling the property on the open market.  WHN will also consider the purchase of market rate units that are in need of considerable rehabilitation.  WHN’s acquisition services include:

  • Market Feasibility
  • Financial Feasibility – Income and Expense Analysis
  • Assessment of Physical Condition of Property
  • Offers to Purchase
  • Due Diligence
  • Funding Commitments
  • Transaction Closing
